Home Watch is a visual observation service of your home or property, focused on observing any obvious issues while you are away.

At Vanguard Home Watch LLC, we perform scheduled visits to observe the overall condition of your property and report any visible concerns at the time of each visit.

What is a home watch service?

A home watch service involves regularly scheduled visual observations of your property while you are away, identifying any visible issues such as leaks, humidity concerns, HVAC problems, or storm damage before they become costly repairs.

 

Who will be visually checking my home?

Every visit is personally conducted by the owners, Joe and Elizabeth—never subcontractors or rotating staff.

This provides consistency, accountability, and familiarity with your property over time.

 

How often should a home watch visually check a property?

Most professional home watch companies and many insurance providers recommend visiting the home weekly.

Reasons:

  • Water leaks can cause significant damage in a short period of time
  • HVAC interruptions may contribute to humidity-related concerns in Florida
  • Storm-related conditions may go unnoticed between visits
  • Pest activity can develop quickly
  • Some insurance policies include vacancy-related requirements

 

Weekly visits provide more consistent oversight and reporting of your property’s condition.

 

 What about bi-weekly home watch visits?

Some homeowners choose visits every two weeks depending on the property and available safeguards.

This may be considered when:

  • The home is newer
  • Water is shut off when unoccupied
  • Leak detection devices are installed
  • Security cameras or smart monitoring systems are in place

However, many professionals prefer weekly visits for more consistent oversight and timely reporting.

 

Vanguard Home Watch LLC's role is to provide consistent oversight through scheduled visits and report any visible concerns observed at the time of service, while assisting with coordination as directed.

 

 

What about monthly home watch service (not recommended)?

Monthly checks are usually too long between visits, especially in Southwest Florida where:

  • humidity is high
  • plumbing leaks spread quickly
  • mold can develop fast

That’s why most Naples home watch companies avoid monthly service.

 

What happens if you find a problem?

If a concern is observed during a scheduled visit, we notify you promptly and provide details in your report.

Upon your direction, we can assist in coordinating access for your preferred or authorized service providers; however, we are not responsible for their work, performance, or outcomes.

 

Do you prepare homes for storms or seasonal arrival?

Yes. Upon request, we can assist with homeowner-directed storm preparation measures, post-storm follow-up visits, and pre-arrival services.

These services are based on visual observations of the property at the time of each visit.

 

What areas do you service?

We focus on Naples’ premier coastal and gated communities, including the Immokalee Road corridor and select Bonita Springs areas. If your community is not listed, please contact us for availability.

 

What Home Watch Is NOT?

To set proper expectations, it’s important to understand

  • We are not a security service or alarm monitoring provider
  • We are not licensed home inspectors and do not perform real estate or code inspections
  • We do not live in or occupy your home

 

Will I receive reports?

Yes, every visit you will receive a detailed digital report with photos and 360° video documentation.
